Every property on one agreement. One invoice. Scheduled around your guests.
If you manage rentals or second homes around Bear Lake, you do not want six vendors and six bills across two states. Mowing, irrigation, fertilizer, aeration, and snow, for every address you look after, from one company that is licensed on both shores.
- Licensed & insured, Idaho & Utah
- Six days a week
- One invoice, itemized per property

However many addresses. Most can be measured online and quoted in writing without a visit. Some need a quick look first.
How a multi-property account works.
- One agreement, every property
- Your properties go on a single recurring agreement. Add one, drop one, change a service on one address, and the rest of the account does not move.
- One invoice
- Every property, every service, one bill. Materials and labor itemized per property so it reconciles against what each unit earns.
- Scheduled between guests
- Weekly mowing holds a fixed day so turnovers can be planned around it. Irrigation visits and aeration are booked into the gaps between bookings, not during them.
- One number to call
- Same company on every property, both sides of the state line. Nobody has to explain which driveway is which twice.
- The bundle, per property
- Combine two recurring services on a property and that property's bill drops about 10%. Three or more, 12–13%. It is the reason to consolidate with one provider, and it is why we want you to.
- Told what we found
- A stuck valve, a limb across a drive, a step that needs shoveling before a guest lands. You hear about it before it becomes a review.
What goes on the agreement.
Any of it, per property. Most rental accounts start with weekly mowing and a blowout and add the fertilizer program in the spring. Snow is what keeps a winter guest out of a ditch.
Recurring lines that count toward the bundle: weekly mowing, the fertilizer program, landscape-bed weed control and irrigation maintenance.
- Lawn mowingBundle Weekly recurring only, same day, same standard, all season. We don't do drive-by one-offs, which is exactly why the route runs on time.
- Irrigation servicesBundle Repair, startup, blowouts, installation, and seasonal maintenance. Repairs are hourly with parts itemized.
- Fertilizer & weed controlBundle A four-step program built for Bear Lake's 5,900-foot elevation and short season, plus standalone spraying for flower and landscape beds.
- Core aeration Pulling plugs relieves compaction and gets water, air and fertilizer to the root zone. Fall is the right window at this elevation.
- Bush & light tree trimming Shrub shaping and low branch work, up to three visits a season. No climbing, no removals, no heavy tree work.
- Storm & yard cleanup Limbs down after a windstorm, leaves before the snow, whatever winter left behind. Gathered, cleared and hauled away.
- Snow removal Plowing and shoveling through the winter. Hourly for new and one-time customers, a flat per-storm price for regulars.
- Property care bundles Two or more recurring services on one property. About 10% off for two lines, 12 to 13% off for three or more. Built for owners who are not at the lake.
- Sprinkler blowouts Compressed-air blowouts before the first hard freeze. Flat price up to 12 zones, and you do not have to be at the property.
- Spring sprinkler startup The system comes up zone by zone, every head gets watched while it runs, and winter damage gets found before the first hot week.
- Sprinkler repair Valves, heads, lines, wiring, and controllers. Labor is hourly and parts are itemized. No per-head price.
- Irrigation installation New systems for ground that has no coverage, expansions where the water never reached, and retrofits of heads, valves, and controllers.
- Landscape bed weed controlBundle Standalone spraying for flower beds and landscape beds, on roughly a six-week cycle. Separate from the lawn program, priced by bed size.
Both shores, one company.
Portfolios around this lake almost always straddle the state line, and applying pesticide commercially requires licensing in the state you are standing in. Northbound is registered and licensed in Idaho and Utah, so a Garden City rental and a Fish Haven cabin are on the same program with the same records.
Manager questions
How many properties do I need for this?
Two is enough to make one agreement and one invoice worth having. There is no minimum and no portfolio size that gets a different standard.
Are the properties all on the same day?
Where geography allows, yes. Properties in the same town go on the same route on the same day. Properties on opposite shores are on the days the route is on that shore.
Can you work around a turnover on a specific date?
Tell us the checkout and check-in windows and we schedule into them. What we will not promise is a guaranteed same-day response to a storm across every property at once; no plow route can honor that and we would rather say so.
Do you bid HOAs or commercial properties?
We are open to it. Send the details and we will tell you plainly whether it fits the schedule. Commercial snow is the most likely fit through the winter.
Is the fertilizer program legal on my Utah properties?
Yes. Pesticide applicator licensed in Utah (direct) and Idaho (via reciprocity), so a Garden City property and a Fish Haven property are on the same program with the same products and the same records.
What do you need from me to start?
The address list, gate or lockbox details where they apply, who to reach for a decision, and how you want to hear about problems. Everything else we can get from the properties.
Rather send the list by email?
Addresses, what each one needs, and any turnover calendar you already keep. Most properties can be measured online; some need a quick look on site first. Either way, you get the price in writing before any work happens.
