Most properties can be measured online and quoted in writing without a visit; some jobs need a
quick look on site first. Either way, you get the price in writing before any work happens.
What follows is exactly how each service is priced, and what moves a number up or down.
Per visit, by lot size, on a weekly recurring contract.
Three lot tiers: under 5,000 square feet, 5,000 to 10,000, and 10,000 and up. Large and rural lots are quoted in writing. Most can be measured online; some need a quick look on site first. There is no one-time or drive-by tier, which is what keeps the route running on time.
Irrigation repairs
A service call to come out, then hourly labor with parts itemized separately.
Not a per-head price. Replacing one head in open turf and chasing a wire fault across three zones are not the same work, and an invented flat rate only makes one of those honest. You see the time and the materials as separate lines.
Spring startup and winterization
Startup is a first hour then hourly. A winterization blowout is flat, up to 12 zones.
The blowout price does not move because the job ran long. A straightforward startup is a small bill and a complicated one is billed for what it actually took.
Fertilizer program
A season price, by treated turf square footage.
Priced on the lawn, not the parcel. Ten thousand square feet of property with three thousand square feet of grass is a small job. Large and rural lots are quoted in writing.
Landscape-bed weed control
Per visit, by bed size, on roughly a six-week cycle through the season.
Quoted separately from the lawn program because a townhome foundation strip and a quarter acre of beds around a lake house are not the same afternoon.
Core aeration
Per visit, in two lot brackets.
Under 10,000 square feet is one bracket, 10,000 and up is another, and genuinely large or rural parcels are quoted in writing rather than forced into the top bracket. Usually added to the fall fertilizer visit.
Irrigation installation
Quoted in writing. There is no flat install price.
New systems, expansions, and retrofits depend on the area, the water source, and how the lines have to run. Most can be measured online; some need a quick look on site first.
Bush and light tree trimming
A flat hourly rate, up to 3 visits in a full season.
Billed for the time on the property, with debris included. No climbing and no removals. If you want a ceiling on the hours, say so with the quote and we agree what gets done and what waits.
Storm and yard cleanup
Hourly, with hauling included. A large storm can be quoted flat.
Most jobs can be measured from photos and quoted in writing without a visit; some need a quick look on site first. Either way, you get the price in writing before any work happens.
Snow
Hourly for new and one-time customers. A flat per-storm price for regulars.
Most driveways can be measured online and quoted in writing without a visit; some need a quick look on site first. Either way, regulars get a flat per-storm price and an agreed trigger depth before it snows. There is no season-long flat contract: that is a bet on the winter, and somebody always ends up badly wrong.
Two lawns the same size are rarely the same job.
This is the honest reason there is no rate card here. Square footage is where a quote
starts, not where it lands.
Slope
A lakeside lot that falls away toward the water is slower, and parts of it get done by hand.
Obstacles
Trees, beds, play structures, boulders and fence lines are most of the difference between two lawns of the same square footage.
Access
A narrow side gate means a smaller machine, which means more passes. A driveway a truck cannot turn around in changes a plow bid.
Distance
Laketown and Montpelier are a real drive from St. Charles, and the route reflects it.
Condition at the start
A lawn that has not been fed in five years, or beds that have gone unmanaged for two seasons, take a season to come around. Worth knowing going in.
Put more than one recurring service on the same property and the whole bill drops.
Four services run on a schedule: weekly mowing, the fertilizer program, landscape-bed weed
control and irrigation maintenance. Combine two of them and the combined price drops about
10%. Three or more and it is 12–13%. One
service on its own is standard pricing.
It is worth something to us too: more work per stop, and nobody re-selling the same driveway
every spring. That is why the discount exists.
Questions about pricing
Why are prices not listed on this site?
Lot size, slope, access, obstacles, and condition move a price enough that one published figure would be wrong for most people reading it. Most properties can be measured online and quoted in writing without a visit; some jobs need a quick look on site first. Either way, you get the price in writing before any work happens.
How long does a quote take?
Send the address and what you need through the form, or call or text. Most properties can be measured online from the address and a couple of photos. Some jobs need a quick look on site first. Either way, you get the price in writing before any work happens.
Is the quote the price?
Yes. The written price is the price for the work described in it. If something on the property turns out to be different from what was quoted, you hear about it before the work happens, not on the invoice.
Do I have to sit through a sales visit?
No. Most properties can be measured online and quoted in writing without a visit. If a job needs a quick look on site, that look is a measurement, not a pitch. Either way, you get the price in writing before any work happens.
How does the bundle discount work?
Four services are recurring: weekly mowing, the fertilizer program, landscape-bed weed control and irrigation maintenance. Combine two of them and the combined price drops about 10%. Three or more and it is 12–13%. A single service is standard pricing.
What about photos?
They help more than anything else you can send, especially for an absentee owner. A few pictures of the yard, the beds or the driveway usually turn a rough range into a firm number.
Tell us about the property.
The address, roughly what you need, and a photo or two if you have them. You get a real
number back, in writing.
